Purpose of a Verbal Home Inspection

A verbal home inspection is used to provide a quick run-down summary and overall impression of the major cost areas and components of the inside of a property. It is usually the most preferred route for potential homebuyers who find themselves in multiple-offer situations. The walkthrough home inspection allows potential clients to view the home while hearing about the more substantial cost items. No formal written report is provided.

For sellers, a verbal inspection is ideal when they don’t want a written report, but want the most important areas visually assessed (whether to consider repairs, to know what to expect in the negotiation with the buyers or to accurately fill out the Seller’s Disclosure Statement).

What we inspect

In a presale walkthrough our inspectors will want to know of any questions or concerns you may have about the house and the surrounding properties. After acknowledging your questions and discussing them with you, they will proceed to inspect the exterior and interior of the home, including:

  • Roofing shingles/tiles, membrane, flat roofs, flashing
  • Structure and foundations
  • Water and drainage piping
  • Electrical service, main electrical panels
  • Furnace, boiler
  • Central air conditioning
  • Central heat pump

At the end of the verbal home inspection, the inspector will take you on a detailed tour of the home’s status and address your remaining questions and concerns.

What we do not inspect in a verbal inspection

Systems and components NOT addressed are:

  • Chimney, skylights, eavestroughs
  • Termites, UFFI (Urea Formaldehyde Foam Insulation)
  • Retaining walls, garages, fences, siding, paint
  • Windows, exterior doors, porches, decks
  • Driveways, walkways, paths, patio, grading
  • Bathroom, tiles, shower, plumbing and fixtures
  • Electrical, HVAC
  • Duct system, humidifier, radiators, exhaust flue
  • Smoke detectors
  • Basement conditions
  • Interior doors
  • Appliances and equipment
